The saltwater disposal industry is a subsidiary of the oil and gas drilling industry. While a certain amount of the income is from skim oil which is sold at market rates and is thus more volatile, much of the income is based upon the per barrel price of disposing of the salt water which is a side product of drilling operations. Also, the demand for saltwater processing is more steady than the price of oil due to the fact that oil wells will produce a steadily greater percent of saltwater relative to oil throughout their operational life which often extends to 30 years or more. The saltwater disposal investments offered through Cornerstone operate debt free, have very attractive cash on cash returns, have significant appreciation potential through an aggregation strategy and are viable as replacement properties for 1031 exchange.
